Housekeeping is the easiest contract to win badly. A housekeeping staff agency that quotes below the minimum wage is planning to under-deposit PF or under-staff the roster, and you find out when the washroom log stops being signed. Godstone deploys trained housekeeping staff, sweepers and pantry hands on our own payroll with a written task matrix, a supervisor, a reliever factor and monthly quality audits.
Area, shift pattern and premises type are enough to price a housekeeping roster.
Housekeeping headcount is derived from area, footfall and frequency, not guesswork. We build the roster from the task matrix, then hold it with supervision and audits.
Below a certain rate, the maths only works if someone is not being paid properly.
Attrition is absorbed by relievers permanently. Frequencies slip, corners stay dirty, and nobody escalates because the invoice looks the same.
Washrooms and canteens are what visitors and auditors notice first. Under-deposited PF for workers on your premises comes back to you as principal employer.
Attendance against sanctioned headcount, signed checklists, monthly quality score, and every worker enrolled in PF and ESI before day one.
Get a rate card →Slider gives an illustrative monthly bill at an assumed 12% service fee, before machines and consumables; your actual fee is set out in the rate card.
Frequency by area, agreed before deployment.
Housekeeping is a managed team, not a headcount. These are the roles we price separately, because they need different screening and pay grades.
Daily cleaning of workstations, cabins, lobbies, stairs and lifts to the task matrix; dusting, mopping, bin clearance and restocking.
Hourly washroom checks with a signed log, consumable refills, spill response and odour control. The post visitors judge the site by.
Scrubber-driers, single-disc machines, carpet shampooing, high-level and glass cleaning — scheduled weekly, monthly or quarterly.
Runs the roster and checklist rounds, handles absence, trains new staff and reports the monthly quality score to your facility team.
Hiring one role only? See sweepers and cleaners for plant and outdoor areas, pantry staff for food and beverage service, and office boys for errands and document movement.
Headcount is derived from this matrix, the floor area and footfall — which is why two quotes for the “same” office can differ so widely. A typical corporate floor:
| Area | Daily | Weekly | Periodic |
|---|---|---|---|
| Reception and lobby | Mop floors, dust furniture, clean glass doors, empty bins | Wipe walls and skirting, polish fittings | Machine scrub or buff hard floors (monthly) |
| Workstations and cabins | Dust desks, empty bins, vacuum carpets | Clean phones and keyboards, spot-clean carpets | Carpet shampoo (quarterly) |
| Washrooms | Hourly check and refill with signed log; full clean twice a shift | Descale fittings, clean vents | Deep clean of tiles and grouting (monthly) |
| Pantry and cafeteria | Wipe counters and tables after each service, clean sinks, clear waste | Clean the outside of refrigerators and appliances | Degrease exhaust areas (monthly) |
| Stairs, lifts and corridors | Sweep, mop, wipe lift panels and handrails | Clean lift tracks and door channels | High-level dusting (monthly) |
| Waste | Segregate at source into wet, dry and hazardous; move to collection point | Clean and sanitise bins | Review segregation with your waste vendor |
The same attendant cannot move from a corporate floor to a hospital ward without extra induction. What we add per site type:
| Premises | Extra requirements |
|---|---|
| Corporate office | Confidentiality briefing (no handling of papers on desks), after-hours access protocol, POSH awareness |
| Hospital or clinic | Bio-Medical Waste Management Rules 2016 colour coding — yellow, red, white puncture-proof and blue containers; hepatitis B and tetanus immunisation; spill kits; infection-control induction |
| Factory or plant | PPE per area, chemical safety data sheets, oil-spill handling, entry rules for restricted and hazardous zones |
| Food processing or canteen | FSSAI hygiene conditions, medical fitness certificates, no-jewellery and hair-cover rules, separate cloths and tools for food areas |
| Residential or campus | Common-area rosters, source segregation of waste, garden and terrace cleaning schedules |
Housekeeping attendants are paid at least the unskilled or sweeper/cleaner minimum for the State and zone; supervisors at the skilled or supervisory grade. Indicative figures:
| State / category | Minimum wage (monthly) | In force from | Notes |
|---|---|---|---|
| Tamil Nadu — shops & commercial establishments, sweeper / general worker | ₹14,044 (Zone A) to ₹13,823 (Zone D) | 1 Apr 2026 | Basic plus VDA of ₹7,353 |
| Haryana — unskilled / skilled | ₹15,220.71 / ₹18,500.81 | 1 Apr 2026 | Supervisors usually at skilled grade or above |
| Central sphere — sweeping and cleaning, Area A | ₹827 a day (about ₹21,502 for 26 days) | 1 Apr 2026 | Central-sphere sites only; VDA revises 1 Oct 2026 |
| Market pay — housekeeper (Indeed India) | Average ₹14,168; range ₹8,538–₹23,510 | 600 reports, Sep 2026 | The State notification, not the survey, sets the floor |

Write these into the contract and the standard survives month three. Numbers are agreed per site.
Headcount follows area, footfall and task frequency — a corporate floor, a hospital ward and a plant canteen have very different norms. We build the number from a written task matrix and share it before deployment.
On the sanctioned headcount, at or above the State minimum wage for the category, plus employer PF and ESI, bonus, leave and gratuity provision, uniform and supervision, plus the service fee agreed in the contract (the estimator above illustrates 12%). Machines and consumables are quoted separately or bundled as a fixed monthly charge — ask for them itemised either way.
Yes. Induction covers cleaning chemicals and dilution, colour-coded cloths, washroom hygiene protocol, waste segregation, machine handling, and safety and POSH awareness before deployment.
The reliever covers the shift the same day, and we aim to deploy a permanent replacement within 48 hours, so sanctioned strength on the floor does not drop.
Yes. Hospital staff are inducted on the Bio-Medical Waste Management Rules 2016 colour coding and spill handling; food-processing and cafeteria staff on FSSAI hygiene requirements, with medical fitness certificates on file.
Yes. The OSH Code 2020 lists housekeeping, sanitation and cleaning as support services that are not core activities unless your establishment exists to provide them, so they can be given to a contractor. The contractor needs a licence where 50 or more contract workers are engaged, and you, as principal employer, provide welfare facilities such as drinking water, toilets and rest rooms.
Yes. The Bio-Medical Waste Management Rules 2016 require everyone who handles bio-medical waste to be immunised against hepatitis B and tetanus and trained in segregation. We keep the vaccination record in each worker's file and share it for NABH or pollution-board audits.
On any site with more than a handful of staff, yes — one supervisor per shift runs the checklist rounds, handles absence and signs the daily logs. On small sites a visiting supervisor covers several locations on a fixed schedule.
Send the area and shift pattern. We aim to send a task matrix, headcount and rate card within one working day.
